About Us

Inspiring Homes evolved from my love and passion for decorating.

When I was “naming” the company, the word “Inspire” came to me and the definition “to stimulate or motivate others, often through ideas, actions or creative expression, encouraging them to feel a sense of enthusiasm, purpose, or aspiration” I knew immediately that the Name “Inspiring Homes Staging & Design” was the perfect name for the company and the vision I have for each home we stage.

Despite the clear advantages of staging, real estate pros have mixed views on the ROI. Fourteen percent of respondents say staging can lift home value between 6% and 10%, and 20% of respondents say staging can increase the dollar value of offers by 1% to 5% compared to similar unstaged homes. However, 34% of respondents say staging has no impact on either. Twenty-one percent say staging “greatly decreases” time on market while 27% say it contributes to a “slight decrease.”

With high housing costs forcing more home buyers to max out their budgets, many are seeking a move-in-ready property for which they don’t have to sink money into renovations. Even for a listing that may need minor repairs, proper home staging can beef up the appeal of low maintenance and speed up the sale, according to the National Association of REALTORS® 2023 Profile of Home Staging.

Given the statistics in the above question, NO, staging is not expensive… see it as an investment in the overall value of your property.  It can be just as valuable as new flooring, fresh paint, or major updates. The cost of home staging can vary widely depending on factors such as the size of the home, the extent of staging required, whether the property is a modest or luxury property, and the location. It can range from a few hundred dollars to several thousand dollars for luxury homes.

Not all areas of a home are given equal attention when staging. The living room, dining room, primary bedroom and kitchen are the rooms where staging makes the biggest difference to buyers, according to NAR’s survey. On the other hand, the guest bedroom is viewed as the least important room to stage.

If you live in the home, a professional staging consultation is still a valuable tool. Real Estate pros say homes still need to be well-prepped before going on the market. Sellers or Agents that don’t fully stage properties still suggest that sellers declutter and fix any property faults. Additional home improvements agents most commonly recommend to sellers include professional home cleaning, carpet cleaning, painting and landscaping. Our team can conduct a Owner Occupied Home Staging consultation and give you valuable tips and recommendations for ways to improve your homes overall aesthetics to appeal to more buyers.

After our team conducts the initial consultation, we will send you a list of recommendations for any decluttering, depersonalization, maintenance/repairs, and updates. We expect all of the decluttering, depersonalization, construction work, moving of heavy furniture, removing of any construction supplies/materials and a thorough cleaning be done PRIOR to our staging team returning. We will clean up after ourselves and ensure the home is left clean.

When we are staging for an Owner Occupied Home, there may be times that we don’t bring in items like upholstered furniture, bedding, decor pillows, decor towels (for staging baths), or other items we feel would be at risk for damage or breakage. In this case, we have created a list on Amazon with a link that we will share with the sellers and they are encouraged to purchase these items prior to our return to “fine tune” the home for photos. The seller then can use these items in their new home and recreate the look we did for them here.
